For a new owner looking to develop property here in New Jersey, developing the land can be seen as a large and daunting task. So, we’ve put together 3 things for you to consider to get your project started on the right track.
1. COMMUNICATION
When looking to turn an idea for a project into reality, communication between an owner and their contractor is critical. At Fenton, we understand that a successful project first starts with a clear understanding of an owner’s needs. We work closely with our clients in communication during the entire construction process including the various phases of the project, associated timelines, budgets, methods of construction, and value engineering options.
Over our 54-year history, Fenton has taken great pleasure in guiding our clients through every stage of the construction project. One of the keys to success is our ability to listen and understand our client’s needs and work within their budget.
2. PLANNING
Part of project planning is the effective use of Tip #1, communication. Understand that there is a lot of planning involved in the front end of the construction process. The more project planning there is, the smoother a project will be. Planning is important so that the project team and the owner has a clear understanding of the scope of work, budgets, scheduling expectations, and attention to detail that is required to make the project a success. Also, with planning comes along the opportunity to value engineer the project to find different means of saving time, energy, and money.
At Fenton, we work closely with our clients to review preliminary budgets, schedules, methods of construction, and to explore value engineering options. Our goal is to help our client’s vision become a reality, by delivering each project on time and within budget.
3. PERMITS
Understanding the permitting process is critical for project planning and scheduling expectations. Pay particular attention to the zoning of the property and the intended end use of the building. The land use ordinance identifies approved uses for the property. The building’s use will determine the design and what approvals are required from the local township. It’s important that the owner understands the time frames for each approval process for proper scheduling and planning purposes. Approval/Review times for permit applications can vary from township to township.
The site plan approval and building permit application process can be a daunting task. Fenton Construction has decades of experience with this process and will guide your project through the many government agencies that have jurisdiction over each application. We are familiar with the various requirements of each agency and how to do business with them. We routinely usher our client applications through this process to help obtain approvals and permits.
Fenton also has the knowledge, experience, and contacts to expedite the application process with the various utility companies. This ensures that all systems are in place and on time for the commissioning of your project.
